Real Estate Tax Is Due by 1 June 2026: Check Your Payment Details

If you own real estate in the Czech Republic, do not forget that the annual real estate tax — in Czech, daň z nemovitých věcí — is due around the end of May.

For 2026, the standard payment deadline is 1 June 2026, because 31 May 2026 falls on a Sunday. The real estate tax up to CZK 5,000 is payable in one instalment by 1 June 2026. If the tax is higher than CZK 5,000, it can generally be paid in two instalments: the first by 1 June 2026 and the second by 30 November 2026.

Filing the tax return and paying the tax are two separate steps

As we explained earlier this year, a Czech real estate tax return is usually filed by 31 January if there has been a relevant change concerning the property.

This may include, for example:

  • buying a flat, house or land,
  • selling a property,
  • inheriting real estate,
  • completing construction,
  • changing the use, size or type of property,
  • or another change affecting the tax calculation.

However, the annual payment obligation applies even in later years, when no new tax return is filed.

In other words: you may have filed the real estate tax return in a previous year, but you still need to pay the tax every year.

How will you receive the payment details?

The Financial Administration sends payment information during April and May so that taxpayers can pay the tax by the deadline.

The payment details may arrive in different ways depending on your situation and preferences:

  • by post,
  • to your data box,
  • by e-mail, if you requested e-mail delivery of real estate tax payment information.

Check all possible delivery channels

If you own Czech real estate, we recommend checking all possible places where the payment details may have been delivered:

  • your post box,
  • your Czech data box,
  • the e-mail address you registered with the tax office,
  • and, if relevant, your DIS+ / MOJE daně account.

This is especially important for expats and foreigners who may not regularly check Czech post or their data box. Sometimes the email also ends in a spam folder.

If the tax is not paid on time, late payment interest may apply.

What if you did not receive anything?

If you believe you should pay real estate tax but have not received any payment details, it is better not to wait until the last moment.

You can contact the relevant tax office or check your online tax information if you have access to DIS+ / MOJE daně.

Make sure that the payment is sent to the correct tax office bank account and with the correct variable symbol. Incorrect payment details can cause the payment not to be matched correctly to your tax account.

Can you pay the full amount at once?

Yes. If your real estate tax is higher than CZK 5,000 and can be split into two instalments, you may generally still pay the full amount by the first deadline.

This can be simpler, especially if you do not want to remember the second payment deadline in November.

Final reminder

If you own real estate in the Czech Republic, check whether you have received the payment instructions for your 2026 real estate tax.

For most taxpayers, the key deadline is 1 June 2026.

If your tax is up to CZK 5,000, it is payable in full by this date. If your tax is higher than CZK 5,000, at least the first instalment is due by this date, with the second instalment generally due by 30 November 2026.

Do not rely only on your post box. Check your data box and e-mail as well, especially if you have previously requested electronic delivery.
